What is proposed, what is final, and what we do not claim.
BLOCK is pre-launch. This page is the single place where every caveat lives, so the rest of the site can speak plainly. If something on the site and something here disagree, this page wins.
The property
The updated property is 1137 Park Ave, Omaha, NE 68105. The six apartments and approximately $8,500 monthly net profit after expenses are owner-reported, not independently verified. The annualized equivalent is $102,000 assuming twelve months at that rate; this is not a forecast. Purchase price, debt balance and ownership documentation remain pending. No purchase price or mortgage status from the previous property applies. Serious holders can request a private document review through the contact below.
The existing OpenSea collection still uses its original block-rosewood URL. This website update does not update contract metadata, reassign existing legal rights or prove ownership of the Omaha property. Final property assignment and supporting terms must be documented separately.
Apartment labels 01 to 06 identify allocations, not verified floor-plan positions. Individual apartment rents and expenses have not been published, so any equal split is illustrative: $8,500 / 6 = approximately $1,416.67 per apartment monthly. At the proposed 10% NFT pool, the collection would receive $850 monthly in total, or approximately $0.9572 per NFT ($11.49 annualized), before any additional distribution costs. These are scenarios, not promised payments.
The NFT
- 888 animated houses. 148 are preassigned to each of six apartments. You do not choose an apartment when you mint.
- The NFT contract is deployed on Robinhood Chain, chain 4663, at 0x12aa8de7ed9626042b542a7e481ec4e7ba09af6e. Minting is hosted on OpenSea. The planned price is 0.018946 ETH per NFT, plus gas, with a maximum of eight per wallet. A fixed ETH price is not a fixed dollar price.
- OpenSea charges a 10% fee on primary drop sales. Net proceeds are lower than gross.
- The proposed model gives each apartment's 148 NFTs a 10% pool of that apartment, so one NFT would represent 1/1,480 of its apartment, about 0.0676%. This is proposed. The exact percentage, the legal structure that makes it enforceable, eligibility, transfer treatment, distribution timing and tax reporting are all pending final documents.
- The artwork is collectible pixel art. It is not a model of the apartment. Tier and traits do not change the percentage.
- Artwork to token mapping is confirmed after OpenSea reveals metadata. Until then, the holder hub shows owned token IDs without assuming a matching house.
The BLOCK token
- BLOCK is deployed on Robinhood Chain (4663). Token contract: 0x0ad76466e1efbb5819aa1989d7de7ae56eabde93. View BLOCK on PONS. This is separate from the NFT contract. Credits remain inactive pending verified pricing.
- Holding BLOCK is planned to earn credits over time. The accepted base rule is: $500 of average verified holding value held for three days earns 5,000 credits. That rule needs a verified price source and a live contract before it runs. Credits are inactive.
- Credits are non-transferable accounting units. They have no cash value. They redeem only for available, documented apartment interests from a fixed allocation. When inventory is exhausted, credits do not create more property.
- Holding an NFT and BLOCK together is planned to increase credit-earning weight. The multiplier is not final and does not change an NFT's percentage.
- Holding a token is not property ownership. The completed redemption and its documents are.
The treasury
- 100% of BLOCK creator fees actually received go to a $200,000 acquisition reserve for the next property. "Creator fees" means fees paid to the BLOCK recipient wallet from the token launch, not network gas, not fees kept by pons or exchanges, not NFT proceeds, not rent.
- The reserve is not connected to a wallet yet. The treasury page shows blanks, not zeros, until verified receipts exist. A goal is a target, not a deadline, and not evidence of financing.
- Rental cash, NFT proceeds and creator fees are separate budgets. Operating costs are funded from a separately disclosed source, not netted out of the reserve.
Legal status
Tokenizing an interest does not change how securities laws apply to it. BLOCK intends to finalize the ownership structure, offering route, eligibility and transfer rules with counsel before any NFT or credit conveys an enforceable property interest. Nothing on this site is an offer to sell securities or investment advice. Rental income can vary and distributions can be zero.
Data and privacy
The holder hub reads public chain data through a server-side RPC and stores a hashed session, a one-use sign-in challenge and a per-address holding checkpoint. It stores no personal information beyond your public wallet address. Motion preference is kept in your browser only.
Contact
BLOCK is on X at @BlockPropertyFi. Serious holders who want to review property documentation can ask there and we will arrange a private review.
